Unlike most of our competitors, we do NOT require an appraisal for 1-4 family buildings. We do require pictures of the property to understand the current condition.
We do not have a minimum loan amount.
We require basic documentation to underwrite the borrower, the property, and the project. This includes an application; copies of bank statements (to verify proof of funds); property pictures; documentation on the business entity (Articles of Incorp, Operating Agreement, Certificate of Good standing, EIN); copies of leases (if applicable); renovation estimates; proof of insurance; and we will do a soft credit pull (to verify self reported credit score).

Trophy Point is an asset-based lender that can lend up to 90% of the purchase price, and 100% of rehabilitation funds.
Most of our loans have a term length between 3-12 months. At times we will do longer term loans (up to 18 months) if it makes sense for the borrower.
We do not charge any upfront fees during the process. If you don’t close, you don’t pay!
Trophy Point is a commercial lender, meaning our loans are used for business purposes, rather than individual or personal interests. We do not provide funding for the purchase of any owner occupied residential properties. Our loans are strictly backed by non-owner occupied residential and commercial properties, and are issued to a business entity.
